HouseCanary added three brokerages to its Google Listings Program, which connects MLS data and brokerage inventory into Google's consumer search experience. The program is slated to expand to all eligible U.S. markets this fall, and brokerages must belong to a participating MLS or encourage their local MLS to opt in.
Why it matters
For brokerages, the program offers incremental listing exposure and an additional lead source, which can help home buyers and sellers find local listings directly through Google search. HouseCanary is simultaneously pursuing Chapter 11 restructuring, subject to court approval, so the program's future depends on the company's bankruptcy outcome.
Three brokerages joined the program: Side, The Keyes Company, and Illustrated Properties. The program launched in early 2026 and is slated to reach all eligible U.S. markets this fall.
The players
HouseCanary
A real estate data and analytics company that operates the Google Listings Program and is currently pursuing Chapter 11 restructuring.
REMAX Advantage
A RealTrends Verified brokerage that joined the Google Listings Program.
Berkshire Hathaway HomeServices Florida Properties Group
A Florida brokerage with more than 700 agents serving the Tampa Bay and central Florida markets.
ENRG Realty
A brokerage with nearly 300 agents across 14 states that joined the Google Listings Program.
The details
HouseCanary negotiates agreements with multiple listing services to send participating brokerage members' listings to Google. Brokerages must belong to a participating MLS or encourage their local MLS to opt in to be included. Participating regions named in the announcement include Arizona Regional MLS, California Regional MLS, San Diego MLS, and REcolorado. The program joins brokerage inventory with MLS data so that listings can surface in consumer Google searches.
Timeline
Early 2026: Google Listings Program launched.
2025: Brokerages recorded the annual sales figures cited in the announcement.
Past few weeks: Side, The Keyes Company, and Illustrated Properties signed on.
This fall: Program slated to expand to all eligible U.S. markets.
Before year-end 2026: HouseCanary targets emergence from bankruptcy.
The Home Front
The Google Listings Program extends a trend of brokerages seeking direct consumer search exposure beyond traditional portals. Its reliance on MLS data agreements places it within the multiple listing service system that governs how homes are listed across U.S. markets.
If you are selling, ask your listing agent whether their brokerage participates in a Google listings program and whether their local MLS has opted in. If you are buying, expect that listings from participating brokerages may appear more often in Google search results as the program expands this fall.
The takeaway
Brokerage listings are increasingly reaching home searchers directly through Google, so confirm with your agent which MLS feeds their inventory uses. Keep a note of your local MLS name, since eligibility depends on whether it participates in the program.
What happens next
The program is slated to expand to all eligible U.S. markets this fall, and HouseCanary is targeting emergence from bankruptcy before year-end 2026, subject to court approval.
