Rate and Compass have merged their joint ventures into a new joint venture, with Rate holding a majority share. Dave Dickey and James Elliott will serve as co-presidents, and the companies say the integration took six months of work.
Why it matters
For homebuyers, the combined mortgage and brokerage operation is designed to tie financing more tightly to home sales across Compass's brands, including Coldwell Banker. The companies say the merger was not driven by the current rate environment, but by a plan to build a state-of-the-art technology stack.
Coldwell Banker and Compass together represent over 200,000 buy-side purchase transactions, or about $200 billion in purchase volume. Rate projects $4.5 billion to $10 billion in incremental volume if it captures 10% to 20% of buy-side transactions from partners.
The players
Rate
A mortgage lender that holds a majority share of the new joint venture and retains a $50 billion mortgage servicing book.
Compass
A real estate brokerage operating an owned-brokerage network of more than 80,000 professionals across brands including Coldwell Banker, Sotheby's, and Corcoran.
Dave Dickey
Co-president of the new Rate-Compass joint venture.
James Elliott
Co-president of the new Rate-Compass joint venture.
The details
Loan officers at Guaranteed Affinity who work with Coldwell Banker will work with Compass agents, while OriginPoint-Compass loan officers will serve all other Compass brands, including Coldwell Banker, @properties, Sotheby's, and Corcoran. Rate retains mortgage servicing rights, which produce a $50 billion book. OriginPoint customers will be able to close on a home in as few as 10 days, according to the companies' projections.
Timeline
Rate and Compass worked on integrating the joint ventures over the past six months.
Compass announced its alliance with Redfin last year.
The Home Front
The merger follows Compass's alliance with Redfin, which added display of Compass Coming Soon listings to a broader portal partnership. It places mortgage financing more directly inside the brokerage side of the U.S. residential purchase market.
If you are planning to buy, ask your agent whether their brokerage is affiliated with a lender and request a side-by-side comparison of loan quotes before committing. Check whether an affiliated lender is required or optional, since you are free to shop for a mortgage independently with a licensed loan officer.
The takeaway
Combined brokerage and lending deals can speed up closings, but the savings depend on the terms and on whether you compare outside offers. Keep your own loan estimate on file and consult a licensed lender or attorney before relying on any projected timeline.
