Hines Launches Evergreen Global Real Estate Fund
European private wealth investors can now access an open-ended real estate fund with periodic redemptions, with expansion planned to other regions.

Hines has received regulatory approval to launch the Hines Global Real Estate Opportunities strategy, an open-ended, evergreen European Long-Term Investment Fund (ELTIF) that allows periodic redemptions. The fund will initially be sold to European private wealth investors.
Why it matters
For households and individual investors, this is one more sign that private-market products once reserved for institutions are reaching everyday wealth clients, with real estate exposure accessible through a fund rather than a direct property purchase. Because the fund is evergreen and allows periodic redemptions, it may be easier to enter and exit than traditional closed-end property vehicles, though access and liquidity terms still matter.
Real estate makes up 6.6 per cent of ELTIF assets, far behind infrastructure, which is the largest category. Many managers typically ask European fund buyers to invest at least 10,000 euros (about US$11,201), though ELTIFs themselves do not require a minimum.
The players
Hines
Houston-based global real estate investment manager overseeing US$91 billion in assets, known for its Hines Global Income Trust in the US.
Eugenio Cicconetti
Former Schroders executive hired by Hines in 2025 to lead its European business.
The details
An ELTIF is a European fund structure that regulators overhauled in 2024, and private-market fund launches have risen since. Hines is structuring this vehicle as open-ended and evergreen, so investors can request periodic redemptions rather than waiting for a fixed end date. The strategy targets durable real assets backed by long-term fundamentals, and the fund will be distributed first to European private wealth investors before expanding to Asia-Pacific, Latin America and Canada.
Timeline
2024: Regulators overhauled ELTIF rules and private-market fund launches began rising.
2025: Hines hired former Schroders executive Eugenio Cicconetti to lead its European unit.
2026: ELTIF launches continued at a similar pace to 2025.
November 2, 2026: Hines announced the launch of the Hines Global Real Estate Opportunities strategy.
The Home Front
This launch sits within the post-2024 ELTIF rule overhaul, which has produced more than 250 European private-market funds since 2024. Real estate remains a small share of ELTIF assets at 6.6 per cent, with infrastructure dominating the category.
If you are considering European private-market funds, check whether a product is an open-ended or closed-end vehicle and what redemption terms apply before committing money. Ask any licensed financial adviser about minimum investments and liquidity limits before deciding whether a real-estate-linked fund fits your household plan.
The takeaway
Private-market real estate funds are becoming more available to individual investors, but evergreen structures still come with redemption limits worth reading closely. Keep a note of each fund's minimum investment and redemption terms before comparing it with other options.
